Level 10 Construction Begins Work On New Maintenance And Operations Complex At Palomar College

SAN DIEGO - Sept. 12, 2017 - PRLog -- Level 10 Construction is now under construction on two new Maintenance and Operations buildings at Palomar College in San Marcos. Construction of the $14,435,964 design build project will be completed in the summer of 2018. The architect is BNIM.

Mike Conroy, Vice President of Operations for Level 10 Construction's San Diego office, said the new buildings total 28,000 sq. ft. and will house the maintenance and operations staff. Located near the front of the campus at the southwest corner of the college just north of San Marcos Road, the new buildings combine all of the facilities departments, now residing in eight different locations. Level 10 Construction has recently completed the concrete tilt panels and will begin steel installation early September.

When completed, the buildings will be net-zero ready and will contain a number of energy efficient and innovative features.

"We believe that this project will have a major influence on how community colleges will view the long term financial benefits of incorporating sustainable design strategies into their future building programs."

The project includes the installation of 344 solar panels that will provide 105% of the buildings' total energy usage. In addition to being net-zero ready, the buildings are also being constructed to achieve Petal Certification from the Living Building Challenge, an international holistic sustainability certification. This certification exceeds LEED Platinum qualifications.

As part of reaching sustainability goals, only one-third of the space within the two buildings is served by an HVAC system. The remainder of the space uses passive ventilation through solar chimneys, automated windows/dampers, and fans to cool and heat the facilities. The buildings were designed for 50% water savings through rain harvesting, native planting and high efficiency plumbing fixtures. 100% of the office space is day lit and has access to natural ventilation. The natural ventilation lowers the cooling load by 86%.

The Design-Build team performed energy modeling, PV panel design and daylight modeling using Rhino, a CAD and 3D modeling application software. Level 10 Construction has accurately captured costs at every design milestone, bringing in subcontractors early during the design for efficiencies in details and sequence. This approach, allowed Level 10 to stay within the GMP budget.

Level 10 has also been the general contractor for several other higher education projects in San Diego, including the remodeling of the Manchester Conference Center and a major alteration of Loma Hall, home to the Shiley-Marcos School of Engineering at the University of San Diego (USD), as well as a renovation of Mayer Hall's Palacci Lab for the Physical Sciences Department at UC San Diego (UCSD).
