PRLog -- Purchasing a gas station may be stressful. However, purchasing a gas station that has a contamination problem is expensive. Many gas station buyers may be under the illusion that if they perform tank tightness and leak tests and they pass then they have no problems. These New Jersey Department of Environmental Protection approved tightness and leak tests allow for a 1 percent leakage rate. The problem typically is not from the gas tanks or supply lines themselves. Many tank systems with pumps installed in the tanks have electric lines that are enclosed in regular outside electric conduit. A seal failure in the pump can allow gasoline to travel in these lines and enter soils around the lines. The electric conduit is not explosion proof or sealed in some cases. One of our customers in North Jersey just completed a 1 million dollar remediation that was possibly caused by this problem.
