March 13, 2011 - PRLog -- First a little history ...

Small amounts or quantities (approx. 100,000 boards +/-) of Fire-Rated gypsum boards passed through US Ports, before the Port Authority Inspectors, questioned and later rejected, certified documentation, claiming Chinese Manufacturing Standards met or exceeded, strict ASTM 1396 and ASTM C-36 Fire-Rated Gypsum Board Testing Standards.

Considering United States Port Authority documentation, confirmed over 550,000,000 pounds entered the Country in 2005 - 2006 and the average weight of each 4 X 12 foot board = 90 pounds, you can extrapolate ... 6,111,111 +/- ... actual gypsum boards ... with approximately .0164 % potentially 5/8 inch Fire-Rated Gypsum Boards.

While this number (6,111,111 +/-) is relatively large, until you can comprehend the average number of boards consumed to finish a typical house, condo, or Commercial tenant space, the actual size of this issues escapes most interested parties.

Commercial and Residential Structures consist of (4) four potential types of gypsum boards.

1) Typical 1/2 inch ... Non-Fire-Rated Board ...           R = 77%    C = 16    %
2) Typical 5/8 inch ... Fire-Rated Board ...                    R =   7%    C =  81.5%
3) Typical 1/2 inch ... Ceiling Rated Board ...              R = 14%    C =    2    %
4) Typical 1/2 inch ... Moisture Resistant Board ...     R =   2%    C =       .5%

R = Residential
C = Commercial

Typical Residential Single Family Construction Project = 130 - 4 X 12 Foot Boards

Typical Residential Condo Construction Project = 90 - 4 X 12 Foot Boards

Typical Commercial Tenant Space Project = 80 - 4 X 12 Foot Boards

Now ...

Armed with a few general facts, it becomes easy to understand ...

Commercial Structures are NOT immune, just far, far less likely to have tainted corrosive boards, than Residential Properties.

My Firm was contracted by a shopping center owner (Wesley Chapel, Florida) with complaints from several tenants about sulfur odors, employees with headaches, eye irritation, and sporadic computer failure issues, that sounded like our first Commercial Property that might actually be infected with tainted corrosive drywall.

Foreman and Associates detailed NDE Forensic Review of all tenant spaces, confirmed several copper components, showed typical TCDW signs of corrosion and discoloration, and sporadic areas of sulfur odors, that after further Forensic Review, we confirmed a section of PVC plumbing vent pipe had been severed / cut, during tenant build-out, allowing sewer gasses to escape and circulate above the ceiling area, and wall cavities.

Consumers, Landlords, Leasing Agents, and Management Companies should be cautious with who they hire, as my firm was the second opinion in this case, and with the correct, accurate, and validated FACTS ...  NO tainted corrosive drywall problem existed.

Management Company and Landlord plumber corrected the problem the next day and my firm is happy to say, the original companies diagnosis confirmed ... Professional second opinions can be very COST EFFECTIVE.
