The same applies if discussion around a specific topic has reached a stalemate. Agree to come back to it later when everyone has had time to process and rethink things.

Stick to a consistent schedule for meetings so that issues are addressed in a timely manner. It can be helpful to plan out meeting dates for the entire year so that members can put them on their calendars and make arrangements in advance to attend. Remember that if the HOA fails to achieve quorum, no official business can be conducted, so attendance is important.

"The board should also set clear procedures and expectations to keep meetings on track," says Kuester. "Limit the amount of time each member has to speak during open comments and make sure they know proper protocol. Keep control of the situation and invite members to submit questions or concerns in writing ahead of time for the board to review and respond."
