The Guide to Avoiding Home Seller Mistakes

SHREWSBURY, Mass. - Aug. 26, 2015 - PRLog -- As a home seller all eyes are on you and your property, which can create some pressure and become overwhelming.  The best approach to all parts of the real estate process is to do your research and ask questions.  Selling your home can come with a lot of emotions and stress but approaching the process the right way can really change the outcome for the better. Here are a few seller don'ts that can reduce stress and help make for a smooth sale when avoided.

There is no such thing as a dumb question.

Don't allow yourself to get into a sale that you don't understand. The real estate process can be confusing and misunderstandings can happen often.  Be sure you ask any and ALL questions that you might have.  Also, get more than one opinion and answer to the question.  You do not want to be caught up in a sale that you do not fully understand what the buyer is asking for, so make sure every part of the process is clear to all parties involved in the sale.

Listen to inspections.

Don't ignore inspection results. Inspection is one of the most important steps in the selling process.  One of the biggest mistakes a home seller can make is ignoring the inspection results. If you hide the problems of the house you are selling, you are opening up a can of worms that can end in a lawsuit.  Be honest with the inspection findings and make sure they are fixed properly.  Inspections are the one thing you do not want to stage. Consider hiring a home inspector to do a pre-inspection, that way you will be prepared and aware of the issues before a potential buyer conducts one.

Scale back on remodels.

Don't conduct large remodels. Now this does not mean that if the roof is leaking to not fix it. Simply put, don't overspend on renovating the entire kitchen if nothing is physically wrong with it.  Spend money on revamping and repairing the house wisely. Put your money where it will benefit you the most and save some money for repairs requested by the buyer after inspection.

Clutter Bugs are not welcome.

Don't allow your house to be cluttered. Less is more when selling a house so scale back on the clutter. Keeping a home classic and simple creates a better selling atmosphere rather than an over-decorated, cluttered mess. The rooms should be furnished to the right proportion, while leaving unnecessary items out.

Sales Take Time.

Don't give up when a sale doesn't happen right away. Just because a house does not sell in 90 days, that does not mean the price should be lowered.  Hold your ground while still listening to any advice on how to improve your home and make a sale.
