After experiencing success with their development in the Villebois Master Plan, Polygon NW seeks to acquire the property that housed the former Living Enrichment Center.
By: Green Group Real Estate As the saying goes, "You can't stop progress." and as Polygon looks to continue their Villebois development, they are proposing to acquire more property and expand their footprint in the Villebois neighborhood. Their latest announcement came in the form of a proposal to purchase the land that was previously owned by and housed the "Living Enrichment Center". This property is just southwest of Villebois, and borders the Graham Oaks Nature Park. This property is currently surrounded by trees and has been unoccupied for years. It is a very marketable location for development, and has the potential to be a valuable addition to the Villebois Master Plan. Polygon NW is proposing a Villebois Master Plan amendment that will set the number and size of home lots, trails and parks areas. The more specific plans for the area, including house floor plan/size, specific tree removal plans, come later in the process after the plan amendment is approved. In summary, Polygon is proposing: 121 single family residential lots that will include 46 standard lots and 75 medium lots, 2 park play areas , and multiple trails connecting to existing pathways in addition to new trails through the wetlands. Polygon is proposing larger floor plans than they have built in Villebois up to this point. The largest Polygon floor plan being built is currently ~1,800 square feet. The proposed lot sizes may go up to 3,600 square feet and the home sizes will be between 2,200 and 3,200 square feet. Although Polygon has focused on smaller floor plans in Villebois until now, they have built larger homes in their other developments in Oregon and Washington. The road access points to this addition to the Villebois neighborhood would be via Graham's Ferry Road (to the West of Villebois) and via an extension of Villebois Drive. The Polygon proposal is set for a public hearing at the City of Wilsonville Planning Commission on August 14th, 2013, where the Commission will vote whether or not to recommend approval to the Wilsonville City Council.
