Why wait for the housing market to improve

You don’t have to read the papers many days in a row to see an article on the state of the property market in the UK.

April 17, 2012 - PRLog -- We have seen the good old days of houses rising in value so quickly that people were making profits in a few months by turning properties around in months without ever living in them. Those days, it is fair to say have gone, probably not to return in a lifetime.

There has been a bit of positive movement lately and small rises in house prices have been seen across the UK, but if you really want to make money in property, you cant just sit back and play the waiting game. You are going to have to work a bit harder for it, and that means getting your hand dirty!

Improving the value of your home these days, means improving your home. The best ways to do this are to either improve the quality of the main living areas or add square footage. The easiest way has been traditionally to improve the kitchen and bathroom. It has been said that these rooms sell houses. Adding a new bathroom suite and retiling it can change a tired old dreary room into a great “hotel-like” experience to be enjoyed every day. It can add around 3% to your homes value.

DTW Tiles in Portsmouth sell bathroom suites and the tiles that go with it. They have noticed a real up turn in those seeking to improve rather than move.

“The sorts of bathroom tiles and suites people are buying these days are much more adventurous and stylish than they once were. We sell a lot of tiles to the general public that wouldn’t look out of place in a 5 start hotel” said Andy Rutter from DTW Tiles

The same goes for the kitchen. Adding new appliances, a nice new work top, possibly some new units or doors and lighting all help, but renewing the wall and floor tiles for something chic and stylish can be really impactful.  This can add around 7% in value to your home, a huge amount.

Improving square footage can be done with a conservatory or extension and depending on size can add around 5-11% in value to your home. The investment obviously varies but if you add extra living space it appeals to a large number of potential buyers and might just make the value of your home a lot more interesting.

So if you have experienced a slowing in your homes value then consider one of the above options – Gone are the days of sitting back and watching your home’s value soar!
