After all, the market is a disaster according to everything you hear on the news media. There’s one thing smart investors do that is atypical of the general populace. Smart investors look beyond what they are told until they know the whole picture.

Today’s real estate market is a perfect example of that. You wouldn’t think there could be any way to make a profit in real estate these days. House prices are way down, foreclosures are numerous, and it’s very hard to sell a house. Think about the implications of that. Is the market likely to stay down forever, or is it likely to recover as it goes up and down on its usual roller coaster ride as it has done for decades before us? The real answer is that it doesn’t really matter. You can make a profit regardless of what the market does.

One way to make a profit aside from the market’s movement up or down is through owning rental properties and collecting rent. When the economy is bad and people are losing their homes to foreclosure, they need places to live and will be looking for rentals. If you have rentals you can make a profit.

The end profit, which is what many new investors look at, is what happens when you buy a property, and then resell it for more. This is not something you need to do instantly in order to make a profit on it. Patience in your strategy is like gold. An example: you buy a $65k house today for $49k, put $5k into it in repairs and remodeling, and then rent it out for 5 years. Let’s say the market has improved by then and you can sell it for $70k. Over the five years perhaps you’ve made several hundred dollars in rental profits while waiting to sell at an additional $16k profit.

Another way to make a profit is by using your real estate holdings as collateral to boost your credibility and ability to obtain lines of credit and loans to purchase more real estate. Even a house that’s just sitting empty is an asset that goes into your portfolio, which is what you will show the lenders when looking for borrowing power. Investors know the power of leveraging their existing properties to buy more when the prices are down so low.
