An innovative new company is giving homeowners the opportunity to become their own estate agents!

Property Eagle (www.propertyeagle.co.uk) allows homeowners to experience a change of career by showing prospective buyers around their home. It’s based on the principle that no-one knows a property, and an area, better than the person who lives there.

Otherwise, the company operates in the same way as a High Street estate agent, by giving the valuation of a property, advertising it on the biggest property sites like Rightmove and Findaproperty, and negotiating the sale. But as they are wholly online they don’t have the same costs as a traditional agent.

It’s the brainchild of entrepreneur Thomas Lodge, who wanted to help sellers to sell their homes without the higher fees charged by traditional estate agencies. These costs would run into thousands of pounds for a typical property in the South East.

The only cost associated with using Property Eagle is the £249 + VAT listing fee, which applies to any property – regardless of size.

He said: “More and more buyers are searching for prospective property purchases online, through Rightmove, Findaproperty and other websites, before organising a viewing.

“The internet has significantly changed how people look for their next home and offers new opportunities for property sellers.

“We have recognised this change and have adapted our business model by cutting down on the expensive overheads, yet still retaining the key aspects of estate agency. We offer sellers something very different and new!

“And because we are based online, we can cover any location in the UK.”

In November 2010, the average property price in the South East was £291,241, and varied from £168,858 for a flat to £467,019 for a detached house.

Based on this, an estate agent’s fees would come to £5,242 at the average rate of 1.5% + VAT. This compares to the fixed fee of £249 + VAT offered by Property Eagle.
