Median Price Sold by Month in Avery Ranch:

The median prices sold by month decreased 13% from $262,500 last year to $229,654.

Median For Sale Price vs. Median Sold Price in Avery Ranch:

The median for sale price was down 14% to $234,650 and the median sold price was down 13% to 229,654.

Number of Sold Properties in Avery Ranch:

The number of sold properties is up 108% to 27 from just 13 a year ago.  This is likely because of increased consumer confidence, historically low interest rates and sellers adjusting their homes closer to fair market values.

Number of Under Contract Properties in Avery Ranch:

The number of under contract homes has decreased by 29% to 17 from 24 a year ago.  This is also likely being caused to the greater number of homes that have already sold due to the more realistic pricing of homes in Avery Ranch.

Number of New Properties Listed in Avery Ranch:

This number is down by 22% to 28 in May of this year likely caused by the number of properties already sold and the end of the tax rebate incentives.

Number of For Sale Properties by Month in Avery Ranch:

Also a down from last year by 17%.  This again is a representation of the improved pricing and tax rebates that have helped to clear out some of the inventory in Avery Ranch.

Number of Expired Properties by Month in Avery Ranch:

The number of expired listings is up 133% to 14 for the Month of May.  This shows that there are still properties that are not priced correctly.  Either because the sellers are unable to do so based on what they owe or just unrealistic expectations.  As home sellers get serious about selling or realize that they are just going to have to stay put this number should go down over the next few months.

Supply & Demand by Month in Avery Ranch:

This data has been discussed and when looked at and compared together we can see that when the number of sold properties increases by 108% the number of For Sale properties will obviously decrease which has happened here.  For Sale properties are currently down by 17%.

Average Days on Market in Avery Ranch:

The average days on the market are down 18% to just 49 days.  This really shows how desirable an area Avery Ranch is.  When the average home is sold in 60 days or less this reflects a sellers market.  If a home is priced correctly in this market it will sell and sell quickly.  Home buyers are looking for deals and a good buy.  Average Days is a very good tool to use to judge the market and it's health.  Overpriced homes are being pulled as shown with the expired data but if priced correctly your Avery Ranch home will sell and sell quickly.  My average days on the market for Avery Ranch has been just under 30 days.

Months Supply of Inventory in Avery Ranch:

The Months supply of inventory is up 8% over last year.  This is an estimate of how long it will take to sell all the homes currently for sale in Avery Ranch.  The fact that this number is up slightly shows that there are still many homes that are not competitively priced.  These homes will likely have price reductions or become expired listings in the upcoming months.
