An Ariston CLAS HE high efficiency system boiler and a Classico unvented cylinder have been installed in a luxury apartment located in a prestigious area of Brighton. Having been occupied by an elderly tenant for over forty years, this spacious apartment was unsurprisingly in need of complete renovation. The property was purchased by the new owner as a ‘buy-to-let’ project and one major consideration in its refurbishment was the installation of a modern heating and hot water system that would significantly reduce carbon emissions and optimise domestic comfort for the new tenants.

Since its construction in 1963, the purpose-built block of nine one and two bedroom flats had relied, for heating and hot water, on electric oil-filled radiators and cylinders with the original immersion heaters. However, these were clearly no longer suitable on grounds of efficiency and economy. Although a gas supply was not provided to the premises, the new owner decided, having considered all options, that gas was the preferred route based on anticipated running costs and controllability. Communications with the area’s provider, Southern Gas Networks, were both fast and efficient with the result that a new supply was installed within a month at a surprisingly low cost.

Having purchased Ariston products previously and been very satisfied with their ease of installation and performance, the new owner decided to use an A rated CLAS HE 18 fan flued system boiler. This was installed in combination with a floor-standing Classico 125 litre glass lined, steel unvented cylinder, incorporating an immersion heater running on an ‘off peak’ supply for the provision of the domestic hot water in the summer months.

In developing the CLAS HE range, Ariston consulted widely with installers to ensure that their preferences were accommodated. Simplicity of installation is a design feature and nearly all sizes are one-man lift. The design also allows for various flueing options and the choice of a rear piping chassis, making these boilers adaptable for the specific requirements of nearly any retrofit project.

“One of the most impressive aspects of the CLAS HE is the AUTO Function,” explained the owner of the property. “This function intelligently regulates the central heating flow temperature, optimising energy efficiency and running costs and offering savings of up to 10% when integrated with external controls such as the Outdoor Sensor. As it is simple to use, it is ideal for a ‘to let’ property, in which new owners can easily learn how to ensure their heating and hot water systems are running efficiently. The AUTO Function also eliminates excessive peaks and troughs which reduces thermal stress, prolonging the life of the boiler and minimising maintenance costs.”

The long proven Classico unvented cylinders feature a quality steel tank that is lined internally with an exclusive type of vitreous enamel coating. A magnesium anode also protects against corrosion. The design of the Classico range lends itself to easy installation as they are the slimmest on the market, even with inbuilt thermal tank insulation that is environmentally sound and highly efficient against standing heat loss.

With the addition of double glazed windows throughout the property providing further improved heat retention, a new designer kitchen and bathroom and a complete internal makeover, the owner, not surprisingly, had little difficulty in finding a new tenant quickly, even in a depressed market at a top-end rent. One of the key factors, according to the delighted occupier, was the benefit and cost saving of the highly efficient gas heating and hot water installation.
