Every Cloud Has A Silver Lining

Costa Rica Invest’s latest project has sold all of its smaller plots but there are still opportunities available. In particular the re-release to the market of a group of sea view plots represents a “not to be missed” investment opportunity.
 
Dec. 29, 2008 - PRLog -- Diversification is key to all investment portfolios and an investment in development land and teak in Costa Rica provides diversification, security and a fantastic return. Costa Rica Invest’s latest project has now sold all of its smaller plots but there are still opportunities available. In particular the re-release to the market of a group of sea view plots represents a “not to be missed” investment opportunity.

Di Pacifico Dos is a teak plantation, spectacularly located on the Pan American Highway, overlooking the Gulf of Nicoya, halfway between Costa Rica’s two international airports. The teak growing on the plantation is an excellent investment but the plantation is zoned for development and the land provides even more upside potential.

Investors purchase individual plots zoned for development with the added value of teak growing on them.

Worldwide demand for teak is increasing largely driven by demand from India and China, whilst supply of teak is reducing due to world opinion moving against jungle logging. Currently less than 5% of the world’s teak supply comes from Plantation sources with the balance coming from natural jungles.

This combination of reduced supply and increasing demand will ensure that teak prices continue to rise.

Timber as an asset class has outperformed stocks, bonds and real estate over the past 30 years. In  turn teak has outperformed timber. Those investors who included “boring” investments in timber over the past 3 decades are reaping rich rewards.

Di Pacifico Dos has now sold out all of the smallest available plots of 1,000m² but don’t be put off because investment opportunities remain. In particular the re release back to the market of the group of 2,500m² sea view plots, is an opportunity not to be missed.  

James Cahill Managing Director says “unfortunately, one of our clients who had reserved this entire block of sea view plots ,  14 in total., now cannot complete the agreed purchase due to external factors. Whilst this is a huge disappointment for him personally, every cloud has a silver lining and it represents a great opportunity for our other clients to snap up these very attractive plots”.

James Cahill continues “these plots are located on one of the highest points on the plantation and command some of the best sea views. A number of the plots back on to a protected undeveloped forest area and with plots available from €19,200 for 2,500m² we know that these plots will prove popular.”

Judy Ferguson, Public Relations Manager says “whilst we are disappointed for our original client the re release of these plots is good news for our other clients. So much so that despite these plots coming back on the market just two weeks ago and over the Christmas period, 3 of the plots are already sold.”

The pricing of the plots is very competitive with teak and land plots priced at a standard €6.45 per square metre and plots with sea views priced at €7.68 per square metre.
