PRLog -- When families face foreclosure, the stress is overwhelming—
and that's exactly when scammers strike. According to
4Closure Rescue LLC, foreclosure fraud is on the rise, with con artists preying on vulnerable homeowners who are desperate to keep their homes.
"Scammers know people in crisis will cling to any promise of relief," says
David Litt, founder of 4Closure Rescue. "That's why it's so important to educate homeowners on what's real—and what's a trap."
The Most Common Scams - Upfront Fee Scams: Fraudsters charge thousands in "processing fees" for services they never provide.
- Deed Theft: Some companies trick homeowners into signing over property deeds, often disguised as "leaseback" programs.
- Phony Loan Modifications: Fake agencies claim they can guarantee approval but disappear once money is paid.
- Imposter Attorneys or Counselors: Scammers pose as legal or housing experts, offering advice without licenses or credentials.
Red Flags to Watch For - Requests for upfront payment before services are delivered.
- Guarantees to stop foreclosure instantly.
- Urgency tactics—"You must act today or lose your home."
- Instructions to ignore your lender or stop making payments.
Where to Find Real Help - HUD-approved housing counselors: Free, trained professionals who negotiate directly with lenders.
- Legal aid organizations: Offer affordable or no-cost legal support for foreclosure defense.
- State housing agencies: Many still have Homeowner Assistance Funds available.
"If it sounds too good to be true, it probably is," Litt emphasizes.
"Legitimate help never asks you to sign over your deed or pay large fees upfront. Families need to know that there are real, trusted resources—and they're free."
