Huffines Communities Announces Master-Planned Development in Mesquite, Largest in City's History

The new community will span nearly 1,500 acres with 3,900 homes
DALLAS - Oct. 12, 2020 - PRLog -- Developer Huffines Communities proudly announces its next Huffines Signature Community™, Solterra, in Mesquite. The city council recently approved a zoning change that will pave the way for this master-planned community, which will be the largest development in city history, spanning 3,900 new homes on 1,424 acres. The project will be located on Lucas Farms, which famously provided fresh meats and produce for Lucas B&B Café, the Fathion P. Lucas family restaurant which opened in downtown Dallas in 1911.

Located just 11 miles from the Dallas central business district, new homes in this community will start from $280,000 and range up to the high $400,000s, averaging 1,200-6,000 square feet. Upon completion, Solterra is expected to have a tax value of more than $1.6 billion.

To honor the location's history, Solterra will protect and restore the pecan groves, orchards and pasture areas. Historic trees will be preserved, and fun amenities for the children and families are planned, including a fishing hut called "The Catfish Hole," where kids and adults can feed fish in a covered enclosed space, rain or shine, and fish from the wraparound deck directly over the community's new 27-acre lake.

"This is one of the biggest projects we've done, and we're thrilled to make this a wonderful place to live and play as the home building market continues to sizzle," said Donald Huffines, co-owner at Huffines Communities.

Like other Huffines' Signature Communities, Solterra will feature an abundance of first-class amenities for the whole family. The resort-style pool complex includes an adult pool, a lap pool, a pool with slides, a kid's pool with splash pads and a large sand beach with direct access to the lake and miles of bike and hiking trails. A grand amenity center will include a coffee shop, communal gathering rooms with lounge seating and TVs and offices with covered balconies and direct access to the pools and fitness center. The fitness facility will have state-of-the-art equipment, including cardio machines, weight training, aerobics rooms, bathrooms and locker space. Solterra will also feature a restaurant within the amenity complex where families inside and outside the community can gather.

Solterra is conveniently located on Cartwright Road, just 2 miles east of Interstate 635. Phase 1 of Solterra will deliver 650-750 lots by Spring 2022. The development is also within immediate proximity to three elementary schools, three middle schools, and two high schools either on-site or on Solterra's borders. Vanguard High School, Mesquite's first "choice" high school, will open for the 2021-2022 school year.
