PHOENIX - April 30, 2018 - PRLog -- Capital Allocation Partners is pleased to announce the sale of Arcadia Edge Apartments, which it fully repositioned in the Arcadia-Lite neighborhood. The sale marks the near close of Capital Allocation Partner's  Arizona Opportunities Fund II, which will be fully liquidated to its investors in Q2 2018 and provide an Annualized IRR north of 33%.

Nathan Reid, managing director of Capital Allocation Partners said, "When Royce Munroe of ABI brought us this deal in November 2016 we immediately saw the amazing potential of this property. It was a single story, all 2BR property with mature landscaping and a real community feel. The previous ownership had been the same since it was developed, and it needed a major refresh to reflect the amazing location and the mega trend of infill properties like this being a great place to redevelop. In conjunction with Orange Construction, we embarked on a full interior and exterior renovation that was extensive and brought this community back to life. We want to thank all our partners on this project including, Geoff Boeyenga of Orange Construction, Royce Munroe of ABI, Kelli Barry of IDS, Mike Shano of Associated Signs, Brian Buster of Two Seasons Air Conditioning and Bruce Wellette of Western Fence for making this project so easy, on budget and most of all an amazing financial success. We are unaware of a project delivering a 200% gross IRR to investors in such a short period of time and are thrilled with this outcome. Lastly, we want to thank our equity investors for allowing us to operate with no oversight and complete autonomy to do what is right from a capital allocation perspective."

Capital Allocation Partners is distributing returns to investors out of Fund II and currently deploying capital out of Arizona Opportunities Fund III and has numerous other projects in its pipeline. It is continuing to focus on the multi-family asset class in neighborhoods that are becoming "hot-spots" for renters that want to live in unique neighborhoods such as Arcadia-Lite, Biltmore, and Uptown Phoenix.
