NAPLES, Fla. - May 15, 2015 - PRLog -- Officials from Tetra Terra Development, LLC (TTD) and Premier Sotheby’s International Realty will hold a groundbreaking ceremony Tuesday, May 19 at 9:30 a.m. to mark the commencement of construction for Vanguard Lofts, a new six-residence residential project in the Rosemary District.

Designed by architectural firm Halflants + Pichette, the proposed Vanguard Lofts will be Sarasota’s first development designed to encompass the urban infill philosophy of walkable city environments with ample live/work areas within walking distance of shopping, dining and entertainment opportunities. Crowley Services, Inc. is the general contractor for the project. Four of the project’s six residences, marketed by Premier Sotheby’s International Realty associate Frank Lambert, are under contract.

At completion, Vanguard Lofts will consist of three loft residences and three garden residences.

The loft residences, priced from $849,000, are three-bedroom, three-bath designs with 180-degree unobstructed views of downtown Sarasota and partial views of the Intracoastal Waterway in 2,325 square feet under air. Including terraces, balconies and a private two-car garage, the residences will include 3,503 total square feet. Features include individual balconies in each bedroom, 20-foot double height living room with floor to ceiling glass and floating wood stairway to lofts overlooking the living room below, contemporary kitchen and baths with high end fixtures and finishes, laundry room, and ample street parking. Planned amenities include a ground floor, elevator-serviced public lobby, second-floor conference/media room, third-floor fitness room and fourth floor private roof top terrace for the exclusive use of the garden residences.

The garden residences, priced from $649,000, will include two bedrooms plus home office, or three bedrooms, and two baths in 1,468 air-conditioned square feet with unobstructed views of downtown Sarasota and partial views of the Intracoastal Waterway, with a 400-square-foot private courtyard entry, patio, porch, and private two-car garage in 2,280 total square feet. Features will include a landscaped private yard, elevated covered wood patio, 13-foot ceilings with floor to ceiling glass, contemporary kitchen and bath with high end fixtures and finishes, laundry room, sidewalk entry and ample street parking.

The purchase of each residence includes three hours with a designer to custom pick interior fixtures and finishes from a predetermined catalog.
