Aug. 21, 2012 - PRLog -- Part of the real estate cycle is directly related to the availability of buildable land and money to borrow or use from investors.  

It seems that each time the blending of the two basic factors come together additional supply of all types of real estate development projects takes place.  The short term creates jobs in the real estate sector from everything from framers, brick layers, plumbers, loan processors, mortgage brokers, leasing agents, TI install companies, and so on and so on.

Then it turns into euphoria in that full employment is nearing and the economy is great!  Right?

Well did anyone in the beginning of the boom really analyze if there was actual unmet demand?  Did anyone measure the capacity of the market to increase rents at already existing built buildings?  Did anyone ask if there was really anymore need?

Our firm http://www.wert-berater.com asked these questions.  In 2005 we were published in the Las Vegas Sun newspaper indicating the impending boom because we said that everyone was betting on real estate and so many were going to lose.....and they did.

How did we know almost 3 years in advance of the market crash?  Simple economics.  You cannot build houses for people who build hoses.
