Trilateral Capital Completes San Francisco Analysis

Dec. 22, 2011 - PRLog -- Trilateral Capital recently completed analyses of multiple San Francisco multi-family properties for its client.  Data sources such as reisreports.com and other sources show San Francisco as strong, stable, and growing.  The San Francisco West Market demands the highest asking rent since 2009 of the three sub-markets analyzed by Trilateral.  The West Market asks $3,174 while the South Market asks $2,370 and the Civic Center/Downtown Market asks $2,171.

San Francisco's general inventory growth stays far below US average while maintaining a healthy absorption growth.  Acquisitions in the San Francisco market are strong, but there is a lot of competition in this market.  REITs with unallocated cash typically win the contracts where private equity groups often avoid this market due to complexities and competition.  Trilateral has identified properties with equity and upside after improvement, yet most properties on the market are asking premium prices.

The San Francisco market serves as a litmus for the strength of the US.  Investment-grade properties did not see the bubble feared by investors and the past year's growth shows the trough is in the past.  Trilateral is positioned to continue its pursuit for multi-family real estate in the San Francisco MSA.
