Leave Just Enough Furniture in the House

This is because you will want the new buyers to see it as a comfortable home, not a vacant and empty place. Psychologically, if they can get a visual picture of a pleasant scenario they can imagine themselves living there. That’s what sells houses. The buyer must be able to see his or her personal furniture in the house and imagine drinking coffee on the back patio before heading off to work.

Buyers do think in personal detail. If a house appeals to them, their mind goes to the next step and actually tries to see their personal items in the house. They mentally position their furniture in the living room. They may even imagine themselves doing daily tasks in and around the house.

This is why it is important to leave at least some furniture in the house you are selling. Make it furniture pieces that are easily moved around, not large sectional sofas. This makes it easier for you to decide where to place the items and then move them around as necessary. Put a TV in the media room with some comfy chairs. Leave a desk in the home office. This is so that the buyers can see right away what each room has been set up for. You don’t want them walking about wondering what on earth the rooms were used for. Some might have great imaginations and are not bound by traditional home setups, but most buyers lean more toward using rooms for what they were originally intended.

Place a small patio table and two chairs on the deck overlooking the manicured yard. Leave a kitchen table in the breakfast nook so it’s obvious what the room off the kitchen was for. Place a few plants in the solarium with a reading chair and they’ll know you used that area for growing plants, an indoor herb garden, and for pleasant reading.

If you leave furniture, leave the smaller versions of each item. For example, if you leave the dining table in the dining room, take out the leaves to make the room look bigger. Replace your huge cushiony sofa with a smaller, more traditional sized one in the living room or family room so it looks as if there’s plenty of spacious living area.
