A better type of real estate for you might be the probate sales field where families inherit unwanted properties or property that must be sold to settle the estate.

Whichever you choose, the concept is the same. They condition of the house won’t make much of a difference, either. You won’t be buying the house so you don’t need to be concerned with the aging roof or the faulty furnace in the basement. The investor, or buyer, will be interested in those kinds of details. Some investors love to buy ugly houses as they can fix them up and make a good profit when they sell.

Starting out at first, you won’t know which kind of wholesaling you’ll prefer so it will be a learning process. There are people who specialize in types of real estate for wholesale deals. A burned house that needs extensive rehab, for example, will require different knowledge than a home that’s being foreclosed on and is ready for a short sale. Learning as much as you can about different types of deals and their finer details will be an advantage to you in the long run.

Since most wholesalers specialize, you can do so, too, but you’ll need to find out what kind you want to service. Someone who is a specialist at finding run down houses that are paid off by the owners, but the owners must move due to their age or for other reasons is someone who knows all about that particular market.

Those will be potentially quick sales since they are all equity with no liens or other encumbrances on them. You will, however, need to find an investor that is willing to do necessary repairs. A wholesaler interested only in turnkey houses might not be at all interested, equity or not. They plan to rent out the house right away or flip it to another investor.

The bottom line is that there are nuances in the wholesale business, just as there are in other businesses. The more you know about your niche will be to your advantage and you will become known for your specialized knowledge.
