You've read and seen the news - there's been a record number of foreclosures in the preceding years as a massive number of loans failed, and there are more yet to come. And that's sad news, certainly, for many. But those empty homes can be a new beginning for someone, and a business opportunity for you in an economic climate where business opportunities are few and far between. When a loan is defaulted, the bank or lending institution will usually try for a quick sale by real estate auction. But they can't accept bids for less than the loan value, so not all of these properties successfully sell at auction, especially the more heavily mortgaged ones. When the auction fails, the bank then becomes the reluctant owner of these defaulted properties. Such properties are called REO's, or Real Estate Owned properties and they become an asset of the bank. Typically, the bank will not wish to hold these assets because they don't "perform" as a bank's assets should and must. But banks are not in the real estate business themselves, and therefore rely on REO or Asset Managers to handle and sell these properties. REO's are currently some of the most desirable real estate properties on the market, as many are new and some are even high end homes needing little more than minor maintenance to be put on the market. They're already a bargain in many cases and almost certain to rise in value in the years to come. Whether as long term investments for those able to hold assets, or as bargain homes, or for the "house flipper," REO's are some of the first properties looked at in the current real estate market and often the first to sell.

With older home sales down and few home sellers able to get what they paid for their homes in a sale, many real estate agents are turning to REO and Asset Management as a way to keep their sales figures up and stay in the black.
