Sept. 23, 2009 - PRLog -- Specialty real estate agent, Teresa Anderson, has seen a definite up turn in the real estate market within the last 60 days.

Anderson has been working as an independent sales agent for the last six years.  She began focusing on equestrian related properties exclusively over the majority of her real estate career.  "I feel very fortunate to be able to do what I love and work with people I have a similiar interest with.  Plus, the land and homes and farms I sell, are just so beautiful!  I have a great office!" Anderson happily reports.

With the recession, housing market crisis and economic downturn over the last few years, is it surprising that this particular section of the real estate market has not been so adversely affected?  Anderson says no. "Sure, it's been a tough year and the year before that we saw substantially less activity than before. But we have held on and are still hanging tough." she eludes.  "I have been working with some of my clients for literally a year or more to find the right property.  It takes that long in certain instances....to find just the right farm or estate home.  And, with various foreclosures coming on the market, we're always on watch."

Anderson notes the criteria of her primarily clients as two kinds of particular buyers in this market...people with money who have not been so adversely affected and are wanting to take advantage of the properties that are available now, want a horse farm or equestrian estate and have the credit and twenty percent down to do something; or those who have wanted to get into a horse property, but prices were out of the range before.  While many people wanting to make the transition do have homes to sell, properties in the Atlanta market, if priced correctly, are selling.

Recent months have given Anderson the boost she has been working towards (and hoping and praying for) for some time now.  With closings totalling over $3 million and another $1.5 million on the books, it's going to be a good year.  "What can I say?  Hard work and perserverance pays off!" Anderson laughs. "And, I've got a lot of mouths to feed on my farm!" she jokes. "Of course, I'm super happy about it, but it's not only long overdue, it's a direct result of hard work, staying true to yourself and believing in and loving what you do. You know, I put it out there, I put myself out there and I'm smart and I'm genuine.  I've found my niche and so my clients find me.  It's all good."  she says with her signature big smile.

A very unassuming young woman, Anderson, arrives at her showings of these multi-million dollar estates and high-dollar farms in jeans and boots, with her portfolio case, cell phone in hand and hair pulled neatly back in a pony tail.  It's not glitter or glitz or pretention...very far and away from some of your stereotypical real estate saleswoman in the luxury category.

"I've always tried to be different and set myself far, far apart from the cookie-cutter real estate practitioners.  I'm out here dispelling myths and fighting the negative connotations  every day, one client at a time!"  She continues, "The field has been thinned out quite a bit lately, which isn't necessarily a bad thing.  Even with the advantage there is with longevity, my marketing and positioning and diligence have set myself apart. There are many choices out there and many changes taking place in how we do business in real estate. The consumer can click through so much as far as properties and real estate agents.  It's overwhelming.  When they do find me, it is often a relief and I am considered a valued resource. "   This distinction has obiously worked in Anderson's favor.

Working along side one of the top brokers in the North Georgia area, Robert Negrelli of Negrelli Realty of Georgia, Anderson has been able to turn her love of horses into a thriving real estate practice.  "You have to walk the walk and talk the talk to do what we do.  You really have to know about what it is you're selling on many levels.  Other agents try to jump on this wagon and don't know anything about horses, barns, etc., and it just doesn't work.  Our brand of buyers and sellers don't take too kindly to imitators. That's probably why we have been able to weather the storm and stay at the front of the herd.  We're genuine and really good at what we do.  Those attributes always rise to the top." Anderson reiterates.

Their brand of horse sense coupled with real estate expertise has brought Anderson and Negrelli back into the forefront in recent months.  "We have seen our business thrive over the last 60 days like it hasn't in the last two years!  It's been very busy for us on both the listing and selling sides.  Between me and my Broker, Bob, we've done over $5 million in sales since July.  Sure, I guess you could say we're hot to trot right now.  Let's just put it this way, we are hot! hot! hot! right now and I'm really glad to see that things are picking up."
