Sept. 7, 2009 - PRLog -- The first part is to apply for land information from the State Surveyor General's Office and application letter attached with 2 nos Survey Plan (Sun Print). The application fee is also payable to the Surveyor General's office. Eventually a Land Information Certificate will be issued explaining to the applicant the status of the land; whether acquired, excised, or that it falls under regularisation.

Immediately the status of the land is clarified, that it is not acquired or on the under hand does not fall under regularisation, the prospective C of O owner can then proceed to purchase a private C of O Application form at the Accounts Department of the Lagos Lands Bureau.

Application for residential land sells for N5,000.00 while that of commercial land sells for N20,000.00

The application form is then submitted, after it has been properly completed, to the Land Use Allocation Committee (LUAC) office of the Lands Bureau with the following supporting documents:

   * Land Information Certificate

   * Receipt for Land Information Fee

   * Receipt for Application form

   * N10,000.00 Publication and Inspection Fee

   * Capital Contribution (subject to a minimum of N30,000.00)

   * Land Purchase Receipt

   * Agreement (Duly Stamped)

   * Copy of current Tax Clearance Certificate [for Individual Applicants]

   *  Copy of N100 Development Levy Receipt

   * Copy of (a) Company Income Tax Clearance Certificate and (b) Tax Clearance Certificate of 2 Directors of the Company and their N100 Development Levy Receipts. [For Corporate Applicants]

   * Site location sketch

   * 3 nos passport photographs with white background [Individual Applicants]

   * 2 nos survey plans (sun print)

   * Copy of approved building plan (if developed)

   * Copy of tenement Rate receipt (if occupied)

   * Covering Letter addressed to the Executive Secretary of L.U.A.C. stating all documents attached as above, inclusive applicant's address.

After submission of the above, you will be entitled to collect an acknowledgement slip from LUAC proving their receipt of all the stated documents.

The bureau then publishes the application and observes a 21 day objection period in case anyone comes forward to oppose the application. A title search, as well as a site inspection, would be carried out. Consequent upon these, a report will be issued to the estate section of LUAC.

If there is no objection after 21 days of the publication of the notice and all documents submitted are found to be in the right order, the next stage is a C of O engrossment which involves it's drafting, typing and submission to the LUAC. After that it then goes to the Recommendation for Execution stage (Executive Secretary LUAC, Permanent Secretary Lands Bureau & the Attorney General for Justice).

After this stage, the C of O is then stamped and registered (stamping is done at the Ministry of Finance while registration is done at the Lands Registry Department of the Lands Bureau).

The Last Stage is the collection of the executed and registered Certificate of Occupancy at the LUAC.
