The feeling that 'everything sells' can cause problems, because contrary to popular belief, buyers DO have choices, and not EVERY house or condo sells.  In fact, Winnipeg is one of the hottest markets in the country, and we can boast a 75% listing-to-sales ratio.  In other words, 3 out of 4 listings sell.
While that is a great ratio when compared against other major cities, it is of little comfort to that 1-in-4 homeowners whose home fails to sell.

Unfortunately we see this with would-be private sellers quite often.  They try to sell their home for a couple of weeks, because they get taken in by the advertising of that "Do It Yourself For Free" company.  By the time the home-owner understands that it takes more than a cheesy jingle and a color magazine ad to sell a house, it may be too late.
