| Cofton Richards Farm on the market with SavillsA farm with development potential has cropped up on the Midlands property market.
Cofton Richards Farm, in Cofton Hackett Worcestershire, is available as a whole or in four lots for anyone wishing to harvest the site’s potential. The 105-acre site, valued at £2.1 million, is available through Birmingham-based property consultants Savills. Located on the southern outskirts of Birmingham, it is situated just 1.5 miles from Barnt Green and 11 miles from the city centre. Cofton Richards Farm is a small residential farm which includes a six-bedroom farmhouse, two semi-detached cottages and a range of traditional farm buildings. The properties are surrounded by mixture of arable and pasture farmland which has been let through occupation arrangements in recent years. The site is split into two sections with the main block running north from the farmhouse and buildings and the other lying half a mile to the west. The grassland has been fenced for livestock, whilst the rest of the field enclosures are bordered by mature hedges. There are two small areas of woodland situated on the off-lying block of land. Simon Horan, Savills’ development director, said: “This property is a hive of potential and presents a host of fantastic opportunities for someone with drive and insight. “The new owners could continue to rent out various aspects of the property or develop it into an even more exciting business venture. “This is a fantastic property in a beautiful location and I expect interest to be high because it represents such superb potential. We do get such farms on the market from time to time, but to find one so well located is unusual.” If purchased separately Lot One includes Cofton Richards Farmhouse, two cottages a range of traditional farm buildings and 67.34 acres of farmland. Built in the 1930s, the six-bedroom farmhouse is set in a large garden with views over the surrounding countryside. The pair of semi-detached cottages are situated north of the farmhouse and are named Cofton Richards Cottage and The Pleck. Cofton Richards Cottage has three bedrooms, a sitting room, kitchen, a downstairs bathroom. The Pleck has three bedrooms, a sitting room, kitchen and an upstairs bathroom. Both cottages have a brick and tile shed in their gardens. The lot also includes 12 traditional farm buildings which lend themselves to alternative uses, subject to gaining the necessary consents. The gently undulating farmland is 57.30 acres of arable and 6.41 acres of pasture with views over the Upper Bittell Reservoir and surrounding countryside. Lot Two consists of the land adjoining Cofton Church Lane and extends 21.87 acres and is currently farmed as one field. The spring water fed land is undulating and rises to the north, has road frontage to the south and is bordered by mature hedges. The land is let under a Farm Business Tenancy which is due to come to an end with effect from September 2010. The current rent passing is £57.58 per acre with a review due in September 2009. Lot Three is split into three enclosures and includes 6.02 acres of spring water fed land. There is a 3.74 acre grass paddock and 2.28 acres split into two areas of woodland and a number of timber buildings such as loose boxes, stores and a field shelter. The grassland is bordered by stock-proof fencing and mature hedges. Lot four is 9.9 acres of strategic development land currently utilised as farmland.
