By: Gerry Cronin, ECMK Ltd With the new legislation on rented dwellings coming into force on the 1st October 2008, are you confident that the EPCs you will be handing over to new tenants will be legal? There are many issues surrounding this subject: · Can you use existing data from previous surveys? · Is there enough data – and is it accurate enough? · Do you need to survey every property or can you use sampling techniques? · Can you use data gathered by staff who are not accredited DEAs? In principle, there are several ways to make the process of producing EPCs more efficient but you will need to make sure you comply with the quality requirements of your DEAs’ Accreditation Scheme – and with the Government’s operational guidelines – otherwise, the EPCs may not be valid.
