Engel & Völkers Belleair Announces $1.5 Million Sale of Historic Boathouse
Steve Kepler with Engel & Völkers Belleair represents $1,500,000 sale of historic boathouse in Indian Rocks Beach, Florida
"The sale of this historic boathouse represents a significant milestone for Engel & Völkers Belleair and the Indian Rocks Beach community," said Steve Kepler. "It's an honor to be part of preserving such a remarkable property with a rich history."
The boathouse, originally built in 1912 over the Intracoastal Waterway by Harry Ulmer for his boat, the Miss Largo, holds a place of significance in local lore. Rumors suggest that during the prohibition era, the structure was used by liquor running boats. In 1938, businessman Norman Bie purchased the property for $300 and recognized its potential as a family home in the burgeoning beachfront real estate market. At that time, they were only the eleventh family to move to the island.
The historic boathouse features three floors, with the first level originally designed as a catwalk with three boat wells. Over the years, it has been thoughtfully converted into a spacious living area, boasting multiple rooms and a bedroom. The second level comprises a kitchen, living area, library, two bedrooms, and one bathroom.
Kepler has been an integral part of the local community since 2008 when he and his wife, Kelly, purchased the Engel & Völkers franchise. With a renewed commitment in 2022, they continue to deliver exceptional service and expertise in the local real estate market. Engel & Völkers Belleair's current average list price stands at $1,835,738, surpassing the market average of $633,500. With 80 sales year-to-date in 2023, their superior performance sets them apart as leaders in the industry.
"Steve's success in representing this historic property exemplifies the dedication and professionalism that Engel & Völkers franchisees bring to the real estate industry," said Peter Giese, CEO of Engel & Völkers Florida. "Their expertise and commitment to their clients make them leaders in their respective markets."
