If they do find what they're looking for they are usually competing with many other homeowners and multiple offers that go above the original price. That often kicks buyers out of their approved loan amount to purchase a property. But for many who need to move it is a serious problem. They may need to move closer to a new job location, want to move to a certain school district, or need to move to care for sick or aging family members. Janet has perfected a custom target search to seek out properties that meet the unique needs of a buyer and what they want in their new home. This is not your standard MLS search, and it takes more expertise and resources than commonly used by area agents, but the payoff is great when it means getting a home buyer the home they want. When asked how this innovative approach works, Janet said the following: "In this market some buyers are getting into bidding situations, forfeiting appraisal limits and they are willing to accept the home without a home inspection or repairs.
