Virginia Real Estate Broker Finds Homes for Buyers but Doesn't Count on the MLS

As the real estate market continues to tighten, one local broker has mastered the art of a "Target Search" to help home buyers.

GLEN ALLEN, Va. - Nov. 12, 2021 - PRLog -- Janet McLean, one of central Virginia's most respected real estate professionals, uses a lot of resources when it comes to home searches for her buyers. And now she has another great strategy. The latest addition to her search arsenal is her laser "Target Search" approach.

In this competitive market, the common way of searching the area Multiple Listing Service (MLS), or real estate web sites and social media groups, is frustrating home buyers to the point that many have just given up. If they do find what they're looking for they are usually competing with many other homeowners and multiple offers that go above the original price. That often kicks buyers out of their approved loan amount to purchase a property.

But for many who need to move it is a serious problem. They may need to move closer to a new job location, want to move to a certain school district, or need to move to care for sick or aging family members.

Janet has perfected a custom target search to seek out properties that meet the unique needs of a buyer and what they want in their new home. This is not your standard MLS search, and it takes more expertise and resources than commonly used by area agents, but the payoff is great when it means getting a home buyer the home they want.

When asked how this innovative approach works, Janet said the following: "In this market some buyers are getting into bidding situations, forfeiting appraisal limits and they are willing to accept the home without a home inspection or repairs. This is just not acceptable, so I had to find another way to help my buyers."

Janet's background, before moving into real estate, was corporate marketing. She explains that with so much marketing data available from online and offline marketing firms, they want to use other options instead of searching web sites and waiting for a new home to appear.

She says: "We search for properties that match what their buyers are looking for and find homeowners that want to sell. This strategy allows buyers to absolutely fall in love with a home without the competition from other buyers."
