There are several floor plans in Cambridge Glen condominium complex. The most desirable ones are units on the second floor with a loft and further away from the entrance and the outside streets. The target marketing specialist, Irina Hill, was hired to sell a smaller unit on the ground floor facing the busy street.
The most recent sales of corner units and units with a loft dictated a price of $444 per square foot. With target marketing approach, Irina Hill reached single individuals and young couples without children who worked in the entertainment industry, in Burbank Studios. Facebook was the main media resource.
The targeted audience was getting daily live broadcasts, open house updates and other advertisement of the property. The agent made sure the property was in the news feed of the targeted audience every day. Some of the open house visitors stated that they felt like they had seen this unit before because of the advertisements they have been exposed to.
As a result of aggressive target marketing, the condominium became highly desirable, open houses were crowded and the buyers had to compete for the unit. The seller and the agent chose the most prominent buyer and the unit sold for $500 per square foot, the price that is much higher than previously recorded. The entire process from listing the unit on the MLS and closing of the escrow took less than 30 days.
"When target marketing is done right, the results are outstanding. We manage to find buyers who fall in love with a home and are willing to pay top dollar. Once again, target marketing allows us sell a home quickly for top value," said Irina. You can find more information here.
