And as the weather cools and leaves begin to change, there are plenty of tasks the HOA should be doing to prepare. Talk to landscaping providers and see what plans are in place for the fall. Do residents need to be alerted about seeding or fertilizing of grass in common areas? Are crews going to be pruning trees or cleaning gutters? Let members know what to expect and how they can be preparing their own yard as well.

If lights are on timers, make sure they're properly adjusted as the sun sets earlier, notes Kuester. The HOA wants to ensure that common areas are well-lit to promote safety. Don't forget to turn off irrigation systems as well so water lines don't freeze and burst.

Now is also the time to have HVAC systems serviced in HOA facilities. This can safely bring them into service and identify any issues before they become more serious. Preventive maintenance can help prolong the life of the system and minimize repair needs.

"And as much as some people hate to see the summer go, the HOA should set a date for when it will close down the pool," notes Kuester. "You want to leave enough time to have everything properly cleaned and shut down before cold weather hits.
