If you are about to purchase a commercial building and have ordered a property condition report, I recommend requesting a COMcheck to determine its compliance in accordance with the International Energy Conservation Code (IECC). While the property inspection will disclose visual deficiencies in the building, a COMcheck (https://www.energycodes.gov/comcheck) is a free software program created by the U.S. Department of Energy (https://www.energy.gov/) that helps determine if the structure meets the requirements of the latest energy code.

It is important to understand the energy efficiency of the building as it aids in determining the factors that influence the overall cost of operations. In addition, most building code departments will require a COMcheck to be provided as part of a building permit application, whether it is new construction, an addition or alteration to an existing building.

COMcheck expands on property condition report

This additional analysis of the energy efficiency of the building takes into consideration a vast array of information regarding the building including:
  • Location
  • Building type and usage
  • Lighting – interior and exterior, type of lights and bulbs, quantities
  • Building envelope — roof, skylight, exterior wall type, types/size and quantity of windows, exterior door, existence of basement and types of floor(s)
  • Mechanical system – type of system(s), water heating and fan systems
