Published quarterly by Environmental Data Resources, Inc., the leading provider of environmental risk information services and related workflow applications in the United States, the EDR Scorekeeper is the market monitor for the environmental due diligence industry and ranks firms based on the number of Phase I Environmental Site Assessments (ESAs) and related reports performed.  

A Phase I ESA is performed to evaluate the environmental liability associated with a real estate asset either for the lender who is considering making a loan or for a prospective buyer.  “Generally, increased activity for us is a sign that the commercial real estate industry is picking up,” says Derhake.

According to the EDR Scorekeeper, the Western region overall (including Washington) showed a jump in Phase I ESA activity early in 2011 with a 13% increase over the same period in 2010, though the activity slowed in the second and third quarters.  Seattle has been a bright spot, however, showing 59% growth in the first quarter and 23% growth in the third quarter.

“Lenders may have tougher terms, but they are lending and deals are getting done,” said Derhake.
