With a maximum loan size of $3 million and interest only period option of up to five years, this new offering from Thinktank allows ultimate flexibility for the trustees of Self Managed Superannuation Funds to select a loan structure that ideally conforms to their individual property finance and retirement planning needs.

Whether for the purchase of a new property or re-finance of an existing facility, Thinktank’s new commercial loan product is available to established and new SMSF’s and will take into account historical SMSF income, member contributions and rent received from the secured property in the assessment of loan serviceability. SMSF trustees will be able to borrow up to 75% of the value of the property with principal and interest payments while interest only periods of up to five years are possible at LVR’s of 70% and below. Personal guarantees of members are not required where the LVR is 50% or less.
