"Many of the so called tax lien investing experts will try to tell you that the way to get tax liens at the best rates is to get the “over-the-counter” or left-over liens," says Joanne.  She also says, “What these experts fail to tell is that yes these sales are very competitive, and many counties will even conduct another auction in a few days or weeks after the first sale to sell the liens that didn't sell in the first sale. Only after the second sale will the remaining liens be available as over-the-counter or left-over liens for sale on a first come, first serve basis. “

In the last two or three years there has been an influx of banks and big fund companies in the tax lien investing marketplace, leaving hardly any good properties left over that are available to purchase from the county. This is not an investment strategy that Joanne recommends for new investors. It's labor intensive, like looking for a needle in a haystack. Due Diligence has to be done very carefully, because most of the properties on this list are junk properties. And the list of these properties has to be obtained as soon as it's available, because everyone else has the same idea.
