March 31, 2011 - PRLog -- Singapore's economy continues to recover strongly driven by a resurgent manufacturing sector, a sharp pick-up in export demand and the spill-over effects into trade-related services industries. Singapore - as an export-oriented economy - was hit early and fairly hard by the economic downturn emanating from the global financial crisis. Now, it is recovering strongly once more as world economies recover and neighbouring countries including China grow strongly. After a very strong performance in 2010, BMI expects economic growth to moderate somewhat in Singapore and we are sticking to our conservative 3.3% real GDP forecast for 2011 as a whole.

The latest round of interviews with our in-country sources, which were conducted at the end of 2010, confirmed that rental rates have continued to rise, after a very difficult year in 2009. The increases are in spite of still substantial vacancy rates, which have been exacerbated by new construction. Our sources indicated that they are looking for 5-10% rises in rental rates, across all three major sub-sectors, in 2011 and again in 2012. Our sources suggest that yields will rise in 2012, presumably as rents increase relative to capital values.

Previously, we had foreseen that office yields would fall slowly throughout the forecast period - towards the 'normal' levels that had been prevailing prior to the global financial crisis. By contrast, we were looking for industrial and retail yields to increase. The latest data provided to us by our in-country sources suggests that much of the process of yield adjustment has taken place. Accordingly, we now anticipate that yields will move sideways.
