Karlin Real Estate Acquires 80,000 Square-Foot Office Building in Golden, CO

Feb. 24, 2011 - PRLog -- Los Angeles –In a receiver facilitated note sale, Karlin Real Estate has acquired an 80,000 square-foot commercial office building in Golden CO from Cordes & Company.

600 12th Street is a Class A office and retail complex built in 2001as a build-to-suit for New Global Telecom, which remains a tenant.  The building also houses the U.S. corporate headquarters for Pentax Imaging Company.

The building is the cornerstone of Clear Creek Square, a mixed use urban infill development that also includes a two-story office building, three four-story condominium buildings and a 315-stall parking garage on a 5.5 acre site in downtown Golden.  The three-story brick and glass office building was the first major redevelopment project in the downtown area.

Karlin, a Los Angeles-based real estate investment firm whose assets include the Daily Camera building in Boulder, has retained the local office of CB Richard Ellis to manage the asset.

The building was developed by Denver-based real estate company McBroom & Company and acquired by Idaho-based real estate investor DBSI in 2005, which later filed bankruptcy in late 2008.
