Lee & Associates Negotiates $1.3 Million Industrial Facility Lease

Nov. 17, 2010 - PRLog -- Lee & Associates, one of the largest national commercial real estate providers with regional expertise, has negotiated the $1.3 million lease of a 41,650-square-foot industrial property at 16121 S. Carmenita Road, in the Los Angeles suburb of Cerritos. The concrete tilt-up building is part of a larger facility sitting on more than one acre of land.

Brandon Carrillo and Jeff Coburn of Lee’s Long Beach office represented the tenant, Bear Industrial Supply & Manufacturing.  

Bear Industrial Supply & Manufacturing is a private company that manufactures PVC well casings, screens and tools for the drilling, oil and gas industries. The Long Beach-based company was founded in 2005 and employs 25 full-time workers to provide custom machining and manufacturing services for piping and valves.

With the recent passage of a moratorium on trucking in Long Beach, Carrillo said the vacancies in neighboring business friendly cities inspired Bear Industrial to expand into Cerritos.

“This deal has been a year in the making,” said Carrillo. “Our current economic climate provided the perfect opportunity for Bear to expand at a low cost to the business.”
Calhoun & Clyde Stauff of Colliers represented the landlord, Mead Carmenita Investment Company LLC, who assisted Bear Industrial in moving and capital costs.
