Emerald Property Management's Principal Broker is a member of the National Association of Residential Property Managers (NARPM) in Lane County. NARPM is the only nation wide organization for residential property managers that offers education, training, and certification.

Emerald Property Management has eleven main office employees. Emerald Property Management's employees have combined experience of over 50 years in the property management industry.

We are big enough to understand the complexities of a larger apartment complex, yet small enough to give each of our complexes and our owners/clients personalized, individual attention. Many of our clients compliment us on how easy we are to contact and how responsive we are.

Many of Emerald Property Management's employees are well educated including an MBA and a couple of undergraduate degrees from the University of Oregon.

Most of Emerald Property Management's employees are originally from Eugene and the surrounding area, so we understand the people, politics, ideas, and uniqueness of the Eugene area.

Emerald Property Management gives to its local community. For example, the company has given donations in service or money to the Thurston High School cabaret dance team, Churchill Wrestling Club, Springfield City Police Department, Springfield High School, and the Regional Sports Complex.

Emerald Property Management's team members have achieved success in the community. Blake Hastings, the CEO, was the Springfield Chamber of Commerce Business Person of the Year. He was also the chairman of the Board of Directors for the Willamalane Park District. He has also been Realtor of the Year and President of the Springfield Board of Realtors. Emerald Property Management's Broker, Kyle Gray, was the chapter leader of the Mid-Oregon chapter of NARPM which served most of the Willamette Valley and Southern Oregon and has served on other task groups and organizations in the community. He is also on the Property Management Advisory Committee for the Real Estate Agency for the State of Oregon.

Most of the Emerald Property Management employees have cell phones. The main office has 9 phone lines and each of the main-office employees has a phone extension and voice mail while several employees maintain e-mail accounts.

In addition, we sometimes place listings with local colleges or universities or with rental listing services. Sometimes it does become necessary, based on rental market conditions and vacancy, to extend into rental magazines, radio, and television.

Emerald Property Management uses YARDI GENESIS accounting software to comply with real estate accounting regulations and to manage the complex rent, billing, and maintenance issues.

The employees of Emerald Property Management, Inc continually strive to learn more about the rental management industry, office systems and control, and landlord/tenant laws as well as fair housing guidelines. Our staff members regularly attend meetings or conferences of the Multi-family Housing Council of Oregon (MFHCO) and NARPM. We also regularly read and review several landlord/tenant related magazines including Residential Resource, The Hot News, Landlord Legal Review, and the Fair Housing Newsletter. Our licensed staff members and those seeking to retain license status take classes on a regular basis to gain or retain such status in areas such as real estate law, real estate practices, real estate finance, and property management.
