Kelly E. Capolino, one of Coldwell Banker’s top producing real estate professionals in Naples, has good news for the holiday season. She reports that real estate sales are showing an increase and things are sales are looking bright for 2010.
Units sold this year during November in Naples, Bonita Springs, and Estero were up 68% from 2008 and 94% from 2007. The inventory of available properties still remains steady at about 10,560 with about 700 units selling per month year to date, as the median price of homes continues to fall. November 2009 showed a median price of $182,000, whereas the previous year had a median price of $204,000, and 2007 had a median price of $365,000.
“Prices are lowering and more homes are still being put up for sale and sold,” said Capolino. “The market is returning to a steady flow, and with prices continuing to decrease, now is a great time to buy a home here in Florida. It is a buyers market.”
Capolino has been a very active agent in sharing her predictions and advice. She will also be presenting a free seminar on January 30, 2010 about two government tax incentives: the $8,000 extended tax credit for first time home buyers which lasts until April 30, 2010, and the new $6,500 tax credit for repeat home buyers purchasing homes between now and April 30, 2010.
