June 7, 2010 - PRLog -- There are probably few things in life that are as exciting - or as nerve-racking - as the search for a house. All the good and bad emotions seem to converge when the house hunting begins. But don't worry, this is a normal reaction and is found in both seasoned home buyers as well as those who are looking for their first home. Moreover, we’re here to help.
From projects on the Noida-Greater Noida Expressway to the ones that are inside Noida to areas that are fully developed to the new upcoming properties, we’ve it all covered. Just take a highlighter and start markings. No, we don’t mind the mess you’ll make of the glossy paper as long as it helps. Here we go…

HIGH ON THE HIGHWAY
The three most important things about real estate are location, location and location. Being close to Delhi, Faridabad and good connectivity with Greater Noida score high for Expressway projects. There are good schools and institutes in the vicinity, so from the kids’ education point of view also these projects are in demand.
Similarly, there are a lot of offices on Expressway, like Oracle, HCL, Mentor Graphics, Met Life etc. and more are in the process of relocating. So, if you are working in any of these companies, it is better to book a flat on Expressway.
The only disadvantage is that there are no shopping malls or a happening place around. So even if you want to catch a movie, you’ll have to go all way to Spice Mall, GIP or Pari Chowk in Greater Noida. Also, it’s tough to hail a taxi/auto on Expressway and there are no plans to get the Metro on this route either. And in case your office happens to be on the other side of Noida (Sector 58/62/63), you had it. Get ready to travel a lot. These are some of the projects worth considering here:

Amrapali Sapphire Phase-II, Sector 45: Good location, but as the case is with Amrapali, PSUs and IAS associations lapped up Phase-I. Four more towers were launched in Phase-II, but they, too, were sold out in a couple of weeks. It seems very few flats are available as of now with the company. Unless you have some PSU influence, it’s very difficult to book a flat here.
NRI Residency, Sector 45: This is SDS Infratech’s first project in Noida and being a new builder, it should try to deliver the best. Location’s good (exactly opposite Unitech Grande’s) and the project is spread over 15 acre with 700 flats. The apartments are a bit on costly side, but considering it’s 3 km from Sector 37 (Botanical Garden) Metro station and 4 km from Sector 18, appreciation will also be better. Construction is on and with several prestigious projects in the vicinity, the place will surely improve over next 3-5 years.
3C’s Lotus Boulevard, Sector 100: Good location as it has good connectivity on both sides (Expressway and Bhangel). Layouts in a few sizes could have been better and loading is little bit on higher side. In all, there are 33 towers in the 40-acre plot out of which they have launched some 7-8 towers as of now. The claim to be one of India’s first green projects, but it has just one club for all 33 towers. Though the ‘huge’ size of the club was nicely marketed, it can’t be a positive for the project because of the high number of flats. Still, market reports are excellent for the project and it should give you maximum ROI and quality is unmatchable. A good option if you are able to get a flat in resale with good location.
Gardenia Glory, Sector 46: Not exactly Expressway as it’s more accessible from Noida-Dadri Road. Metro is also far-off from here. 3C’s seem to be a better deal than Gardenia because of the flat layouts. Consider 3C's 1790 sq ft layout for 3BHK+. It has 2 bedrooms of 10 x 13 and a master bedroom of 15 x 11. Gardenia's 3BHK+ has bedrooms of sizes 10.5 x 13.5, 10 x 12 and a master bedroom of size 14 X 11. Compare the size of study room as well.
Also, there’s a school in the middle of the plot, which makes it a less attractive option. Rates were fine, but now availability is less, thanks to corporate deals.
Divine Meadows, Sector 108: Nice location and layouts are fine, but it’s on a higher side. Moreover, the developer has yet to do a big project and when compared to the biggies in the region, a little more experience would’ve really added to their reputation.
Today's Home 135: The location is a bit inside, otherwise a reputed builder with several delivered projects in Gurgaon. The layouts could also be better.
Sector 137 projects: Though the location is again a bit inside, developers like Logix, Purvanchal, Gulshan Homz and Ajnara can’t be taken lightly. In fact, Logix is even promising to deliver in another 15 months!
Jaypee Wish Town: Finally, you see tremendous activity going on with towers coming up in all directions. Though the project might get delayed, but with a big group like Jaypee with such properties to die for as Sun Court, Earth Court and Sea Court in Greater Noida, it’s worth all the wait.

THE INSIDE STORY
If you are working in sectors inside Noida like 58, 62, 63, or even 18, investing in the following projects will be fine for you. Most of these are fully developed sectors with roads and all civil work in place.
Pan-Oasis, Sector 70: Good location and the project is close to an inhabited sector. Layouts are also good, but the icing on the cake is the name Patel associated with the project. Hopefully, construction quality will be really nice because Patel enjoys good reputation. Thanks to the location, rates are already up.
Uni Homes 117: Affordable, but very small apartments for a family to live here. However, location is good and the day Sector 50 road becomes operational, it will really appreciate. Overall the concept is good with commercials and schools in the township. Rates are high compared to other projects in this area.
Gaur, Eldeco projects, Sector 119: Good projects with low density to begin with. However, due to increase in FAR, density has been affected. Rates are higher compared to new projects, but considering these have all approvals in place and construction is going on, it’s better to play safe and invest here.
Prateek Laurel, Sector 120: Prateek is yet to deliver a completed project and they have three projects on in Noida. So, it could be a little dicey to invest. But project specifications are impressive and so is landscaping layout. Construction quality at their Prateek Fedora project in Sector 61 is also good.
Amrapali Zodiac, Sector 120: Location is good and so are the layouts. But the speed at which they are launching new projects, one wonders whether they would be able to deliver on time at all.
Their Sector 119 project is delayed already, and currently they have projects in Sector 50, 70, 45, 119,120 and Greater Noida. Another round of recession and they had it.
Homes121: Lot of good things going for the project: good layouts, very less loading, good builder records, very less running projects by the developer, so less risk of not completing. Moreover, it’s on FNG and on the main road connecting to Sector 37.

DEVELOPED WORLD
Since these projects are in already developed sectors of Noida, the cost is obviously high. So, if you’re in no mood to pay more, skip this section. Otherwise, read on…

Supertech 34 Pavilion: Undoubtedly, best location in Noida.
Close to Metro and almost the centre of Noida. Pricewise, too, not much considering the location. The only negative is the builder reputation spoilt by the kind of contractors they hire.
Mahagun Maple, Sector 50: Good location again, but it’s a small project, so there won't be much facilities. Rates are already very high and once the road to new sectors like 120, 121 becomes operational, the distance between Sector 50 and these sectors will be reduce to just 2 km. What’s the point of spending so much here, then?
Marvel Homes, Sector 61: Very good location, so are the layouts. Construction quality should also be good considering the builder experience. Though rates are on a higher side.
