Brazil’s Sol do Atlántico Resort & Spa, Rental Income Just Around the Corner

Sol do Atlántico Resort & Spa in northeast Brazil is in full throes of construction with completion expected for the last quarter of 2008 so there’s still capital appreciation to soak up but there’s no interminable wait for the keys.

PRLog (Press Release)May 30, 2008 – Off-plan purchase in a newly emerging market is undoubtedly the property investment with the highest rewards but it can be quite galling to know your stage payments are sat with a developer for two or three years before you can enjoy your property and any lucrative rental income.  There is a compromise, Sol do Atlántico Resort & Spa in northeast Brazil is in full throes of construction with completion expected for the last quarter of 2008 so there’s still capital appreciation to soak up but there’s no interminable wait for the keys.  

Set in a picturesque spot overlooking the Atlantic, between Pipa and Natal in an area known as Tabatinga, Sol do Atlántico Resort & Spa commands some wonderful coastal views whilst being just 150 metres walk along a sandy path from a beach that stretches for an eternity.  Typical local shops, bars and restaurants are on-hand, including the favoured restaurant Mirante dos Golfinhos which looks out over a bay where dolphins often play, and tourist hotspot Ponta Negra is within a 20-minute drive.  

Sol do Atlántico Resort & Spa itself comprises 201 units made up of two and three bedroom apartments and penthouses with private roof terraces complete with Jacuzzi as well as a select cache of just 12 bungalows fronting the ocean.  The overwhelming feeling is of space and tranquility.  Only 18.6% of the 4.2ha plot is built upon leaving plenty of green areas and a quite spectacular swimming pool complex which weaves around the resort covering 3,361m² in total area.  Other on-site treats include three bars, a restaurant, convenience store, three playgrounds, Spa with beauty treatments and gymnasium plus a well-stocked sports section with basketball, football, squash, tennis and beach volleyball on the golden sands.  This is also the ideal spot for swimming, surfing or just lounging to the rhythm of the waves.

The properties at Sol do Atlántico Resort & Spa are well-looked after in a gated community with plenty of on-site staff to man the reception, take care of laundry and maintenance and conduct 24-hour patrolled security.  There is ample parking and the airport can be reached in a swift 35 minutes.  Monthly condominium fees payable by the owners will keep the communal areas in tip-top condition and although budgets are yet to be set, 100 euros per month would be a reasonable estimation.                    

The beauty of Sol do Atlántico Resort & Spa is its nearness to completion, expected for the fourth quarter of 2008.  At this point owners can soak up the rewards of a rental market which operates for 12 months of the year.  Whilst no guarantees are offered, local analysis suggests an income of around 300 to 500 euros per week dependent on the unit and the developer will provide assistance in boosting occupancy.

Prices at Sol do Atlántico Resort & Spa are extremely affordable, from 94,100 euros for fully furnished apartments and from 175,900 euros for those beachfront three bedroom bungalows, also fully furnished.  Payment terms are 40% on private purchase contract, 40% on 1 August 2008 and the remaining 20% upon completion.
