Before You Negotiate a Karjat Plot, Check This Number First

MUMBAI, India - Sept. 7, 2026 - PRLog -- I almost watched a friend overpay her stamp duty last month. She didn't realize it until the sub-registrar's office pointed it out.

She'd negotiated a plot in Karjat down from the seller's asking price. Good deal, she thought. Except Maharashtra doesn't charge stamp duty on what you negotiated. It charges duty on the Ready Reckoner rate, or your agreement value, whichever number is bigger. Her negotiated price sat below the government's reckoner value for that village, so she ended up paying duty on a figure she never actually agreed to.

This rate isn't some obscure number either. IGR Maharashtra publishes it every year, village by village, sometimes down to the survey number. Halivali doesn't match Neral. Neral doesn't match Khopoli. It changes every April 1st too, so a number you saw six months ago might already be stale.

There's a second trap buyers don't see coming. Price a plot too far under the reckoner value and it's not just a stamp duty issue anymore. It can trigger income tax questions on both sides of the deal.

With Atal Setu open and NMIA now running commercial flights, Karjat's numbers have been moving. Worth five minutes on the IGR portal before any offer goes in.
