AVIA Media Group Says Resale Sellers Have One Lever Left as Builders Expand Buyer Incentives

By: AVIA Media Group

LAS VEGAS - Sept. 5, 2026 - PRLog -- AVIA Media Group, a Las Vegas real estate media company serving Southern Nevada agents since 2019, is highlighting a structural disadvantage facing Las Vegas homeowners this year: resale sellers cannot match the financing incentives builders are using to move inventory, leaving presentation as one of the few competitive tools they can actually afford.

Builders can subsidize financing. Homeowners cannot.

Las Vegas homebuilders have expanded incentive packages significantly in 2026. More than 65% of Las Vegas new home builders are currently offering active incentives — more than at any time since the 2018–2019 market cycle, according to local brokerage analysis.

Common 2026 incentives across the valley include rate buydowns of 1 to 1.5 points, design center credits of $5,000 to $15,000 and HOA dues paid for 30 to 60 days. Some builders have gone further, offering permanent rate buydowns into the high 4s.

The advantages resale homes hold are visual

AVIA argues that resale properties retain real advantages over new construction — but that nearly all of them are visual, and most are lost in amateur listing photography.

New construction in Southern Nevada typically delivers with an unfinished backyard. No landscaping, no pool, no shade structure, no mature trees. In a desert climate, established landscaping cannot be purchased at any price; it takes years to grow. A finished backyard with a pool, hardscape and mature planting can represent well over $100,000 in improvements a new build does not include.

Where listing media makes the difference

Aerial photography shows lot size and mature streetscape, providing the clearest visual contrast between an established neighborhood and a subdivision of bare lots. Twilight photography showcases a finished pool, landscape lighting and outdoor living space — features a new build's unfinished yard cannot display. Real estate videography and 3D tours convey established character that static photography flattens. Floor plans let buyers compare layout directly against the builder plan handed to them at the sales office.

The cost comparison for Las Vegas sellers

The economics favor presentation heavily. Matching a builder-style rate buydown on a $480,000 home costs roughly $15,000 to $20,000 in cash at closing. A comparable price reduction costs the same. Redfin-based local reporting through early May showed seller concessions appearing in approximately 31% of Las Vegas closings, with a median concession value around $7,800.
