KLD urges North East property owners to act early as vacant-building costs approach £50,000

MIDDLESBROUGH, UK — KLD Property Services is urging landlords and asset managers to review how their empty buildings are protected following new research into the financial impact of vacant-property incidents.

A Censuswide survey of 350 UK commercial property owners, commissioned by SafeSite Facilities, reported an average annual cost of £49,268 from incidents and problems associated with empty buildings.

Building deterioration, metal and cable theft, anti-social behaviour, pest infestations, water damage, trespassing, fly-tipping and fire were among the reported issues. More than 94% of respondents said they had experienced increased insurance premiums, tighter insurance conditions or both because of vacant-property risks.

Although the research focused on commercial buildings, Middlesbrough-based KLD Property Services says many of the same risks affect vacant residential properties.

"Vacant properties can deteriorate surprisingly quickly. A small leak, damaged entry point or dumped waste can become a much larger and more expensive problem if nobody identifies it promptly.

"Property owners should confirm their insurer's requirements, secure every access point, arrange regular documented inspections and deal with emerging maintenance issues without delay. Photographic records are also valuable because they provide clear evidence of the property's condition and the checks completed."
