"It's a function of who is using it." He noted that private platforms are improving transparency, but full buyer protection will require closer integration with government regulators, who currently sit largely outside these digital systems. On house hunting in cities like Abuja, Lagos, and Port Harcourt, Agbaje said HX Africa and partner firms are building a verified network of vendors and homeowners to shorten lengthy searches, while also noting the industry's lack of formal agent licensing. On land documentation, he said HX Africa is developing an accessible verification database so buyers, in Nigeria or abroad, can check a property's documents before purchase, reducing the risk of costly ownership disputes. Agbaje highlighted property tokenization as a key offering for younger investors without large capital. "A group of young people can come together and buy portions of that real estate property," he explained. Before any asset is tokenized, HX Africa conducts full vetting of the property, its owners, and its documentation to build the trust needed among co-investors. Smart homes, he added, can scale to any budget, from basic energy management to full security integration, and are adopted for practical reasons rather than novelty. Looking ahead, Agbaje said the technology Africa's real estate sector needs already exists, including security tools, Web3, and tokenization infrastructure. The bigger constraint is local capacity: HX Africa still outsources parts of its technology stack internationally while working to build skills within Nigeria.
