Florida Boat and RV Storage as One of 2026's Strongest

New analysis highlights Florida's widening storage gap, lender underwriting risks, and the feasibility standards needed to finance inland dry-stack, enclosed boat, and RV storage projects.

WEST PALM BEACH, Fla. - July 3, 2026 - PRLog -- According to Wert-Berater's analysis, Florida has approximately 970,000 registered recreational boats, the highest total in the country, and roughly 42.5 boats per 1,000 residents — more than double the national average. The state's marine industry generates an estimated $34 billion in annual economic impact and supports approximately 240,000 jobs. At the same time, waterfront marina capacity is under pressure from redevelopment, hurricane exposure, rising insurance costs, and the permanent retirement of some dock and wet-slip inventory.

"The opportunity in Florida boat and RV storage is real, but it is not automatic," said Donald Safranek, MSc, President of Wert-Berater, Inc. "A statewide demand story does not finance a project. Lenders need to see a defensible site-specific study that proves the trade area, existing supply, capture rate, lease-up assumptions, insurance exposure, and debt-service coverage."

The report identifies several structural forces driving demand. Florida's large base of trailerable boats creates continuous need for off-site storage. HOA and municipal restrictions across master-planned communities often prohibit boats, trailers, and RVs in driveways. Post-hurricane insurance economics have also made inland, non-waterfront sites more attractive, especially where properties can avoid storm-surge exposure and reduce operating risk.

"Strong feasibility work should make a project harder to approve, not easier," Safranek said. "The study should pressure-test lease-up, rates, construction costs, interest rates, management capability, FEMA flood-zone exposure, zoning, and competitive response. If the numbers still work after that, the lender has something meaningful to underwrite."

Wert-Berater recommends that Florida boat and RV storage projects proceed only where most of the following conditions are met: a registration-derived demand gap several times larger than the project's capacity; field-verified competitor waitlists or limited availability; required capture below approximately 15%; industrial zoning that allows the use by right; FEMA Zone X or equivalent insurance-advantaged siting; a fixed-price construction contract; conservative occupancy and rate assumptions; and an experienced operator with a credible staffing and service plan.

"Florida may be one of the strongest specialty real estate markets in the country for boat and RV storage," Safranek added. "But the projects most likely to get financed will be the ones that replace optimism with evidence."
