SMSF Property Trustees Urged to Finalise EOFY Tax Planning Before June 30

Pinpoint Finance highlights key compliance and tax considerations for SMSF property investors ahead of the end of the financial year

HAWTHORN, Australia - June 17, 2026 - PRLog -- As the end of the financial year approaches, Pinpoint Finance is encouraging Self-Managed Super Fund (SMSF) property trustees to take proactive steps before June 30 to strengthen compliance, maximise eligible tax deductions, and avoid costly administrative mistakes.

With increased scrutiny from the Australian Taxation Office (ATO) around SMSF property holdings, trustees are being reminded that effective end-of-financial-year planning involves more than simply reducing tax liabilities. Proper documentation, accurate valuations, contribution management, and arm's length compliance can significantly improve audit readiness and long-term portfolio stability.

"Many SMSF compliance issues arise from simple oversights rather than deliberate mistakes," said Edwena Dixon, Founder and Principal Mortgage Broker at Pinpoint Finance. "The weeks leading up to June 30 provide trustees with an opportunity to review their fund's position, ensure records are up to date, and address any issues before they become costly problems."

Among the key EOFY considerations identified by Pinpoint Finance are:
  • Ensuring all SMSF property assets are reported at their market value as of June 30.
  • Reviewing repairs and maintenance expenses to ensure they are correctly distinguished from capital improvements.
  • Assessing whether eligible expenses can be prepaid before year-end to improve the fund's tax position.
  • Confirming superannuation contributions are received before June 30 to avoid breaching timing requirements.
  • Reviewing related-party arrangements to mitigate potential Non-Arm's Length Income (NALI) and Non-Arm's Length Expense (NALE) risks.
  • Organising property records, lease agreements, valuations, and supporting documentation ahead of annual audits.

The firm notes that contribution timing remains one of the most common EOFY mistakes. Contributions generally count when funds are received by the SMSF bank account, not when the transfer is initiated. Delays of even a single day can result in contributions being counted toward the following financial year.

Pinpoint Finance also encourages trustees to review their SMSF investment strategy, trustee minutes, and related-party lease arrangements before the financial year closes to ensure ongoing compliance with regulatory obligations.

"EOFY planning should be viewed as an opportunity to strengthen the overall governance of an SMSF," Dixon added. "Good preparation not only supports tax efficiency but also helps trustees maintain confidence that their property investment strategy remains aligned with their long-term retirement goals."

As Australia's SMSF sector continues to grow, property trustees who take a proactive approach to EOFY planning are likely to be better positioned for compliance, audit readiness, and sustainable portfolio management in the years ahead.
