Why pricing, positioning, and timing now matter more than visibility
 
VANCOUVER, British Columbia - Jan. 22, 2026 - PRLog -- As real estate conditions soften across Vancouver and surrounding markets, a growing number of listings are revealing a critical shift: visibility alone is no longer enough to achieve strong outcomes. "Marketing creates visibility, but visibility doesn't sell homes," she says. "Execution does. And execution requires honest assessment, uncomfortable conversations, and decisions made before a listing goes live, not explanations afterward."

Vaughan notes that many sellers are encouraged to focus on exposure metrics rather than outcome-driven planning, an approach that may benefit branding but does not always serve the seller's best interests in a softer market environment.

"What matters now is alignment," she adds. "Alignment with where the market actually is, not where it was or where we wish it still were."

The shift is particularly relevant in higher-value neighbourhoods across Vancouver and surrounding communities, where price sensitivity has returned and buyer tolerance has narrowed. In these markets, strategy is less about aggression or conservatism and more about accuracy.

As market conditions continue to evolve, Vaughan emphasizes that sellers who take time to pressure-test their strategy early, before committing to pricing and positioning, are best positioned to protect both timing and value.

"In this market, the safest choice isn't the loudest voice," she says. "It's the clearest one."
