The end of the year brings with it many different religious and cultural holidays, and it is important the HOA does not discriminate while still maintaining reasonable standards. Send a friendly email or newsletter reminding members of the rules around decorations, lights, noise, parking, and other factors that have been issues in the past, says Kuester. Provide helpful ideas and suggestions for decorating options that fit within established policies, and work with homeowners to find solutions so they are in compliance.

Encourage communication between neighbors to help curb complaints. If a member is planning to host a party, it is polite to let those around them know in advance that there will be additional cars in the street along with noise or music, but that quiet hours will be honored. Neighbors should talk to one another first to address issues with decorations, lights, or noise and see if they can reach a resolution before involving the board.

It is also a good idea to review common safety precautions such as use of approved outdoor lights, not overloading electrical outlets, keeping Christmas trees watered, and not leaving candles, stoves, or ovens unattended. Remind homeowners to have fire extinguishers in their home and to replace batteries in smoke and carbon monoxide detectors.

"The HOA can also host community events to bring people together and help everyone to safely celebrate and have a good time," says Kuester. "Invite input from homeowners on different traditions and customs for the holidays and what activities or events they would like to see."
