Builders FirstSource, Inc. leases 104,247-square-foot industrial space in East Tampa

TAMPA, Fla. - Jan. 6, 2022 - PRLog -- Builders FirstSource, the nation's largest supplier of building products, prefabricated components and value-added services, has leased a 104,247-square-foot industrial space at 1820 Massaro Blvd. in the East Tampa submarket.

Robyn Hurrell, SIOR, and Oliver de la Croix-Vaubois of Colliers represented the landlord in the lease transaction and Jessica Mizrahi of Cushman & Wakefield represented the tenant. The space will be the company's sixth location in the Tampa Bay area.

"Integral to the occupiers' operational needs, 1820 Massaro Blvd provided the ability to facilitate Builders' need for cross-dock operation," said Robyn Hurrell, SIOR, Executive Managing Director, Colliers. "Massaro is only one of a small handful of vintage buildings in a cross-dock configuration in the East Tampa submarket, and was the only vacancy in its asset class available at the time the lease was signed."

Highlighted features of the warehouse at 1820 Massaro Blvd. include outside storage capabilities, excess trailer drops for overflow parking, excellent access to major thoroughfares and four points of ingress and egress.

"The need for an additional warehouse location in Tampa was critical for Builders FirstSource since adding a new division of building products," said Jessica Mizrahi, Director, Cushman & Wakefield. "This property will support the expansion, providing the most efficient warehouse layout for their internal logistics to effectively assemble and move building materials in and out to home builders and general contractors in the area. Builders FirstSource will also call the space home again after being a former tenant over 15 years ago."

In December 2020, long-term tenant Refresco vacated a 310,629-square-foot unit in the property. Subsequently tasked with back-filling the space, Hurrell and Vaubois were able to secure two short-term leases and now, as of December 2021, the property is fully occupied with long-term tenants.

"While the short-term leases were a great way to maintain a steady cash flow for the property, we're pleased to have secured a long-term lease for the space with Builders FirstSource," said Oliver de la Croix-Vaubois, Associate, Colliers.

In August Hurrell & Vaubois also secured EnviroFocus Technologies LLC, doing business as Gopher Resource LLC, for 206,382 square feet in the middle of the facility. This transaction was the largest industrial deal of 2021 in the East Tampa submarket.

Maintaining the occupancy, existing Tenant LX Hausys also renewed its existing 57,700-square-foot lease at 1820 Massaro Blvd. earlier this month. With the signing of this lease, the 411,662-square-foot property is now fully occupied.

Builders FirstSource will move into the space in the first quarter of 2022.
